Not sure why I didn't get the free breakfast as I'm a Motel One benefit member, reception staff not helpful in trying to explain
Had another lovely stay and look forward to returning next year.
room was to compact and their was no window to open to let fresh air in, the air-conditioning didn’t work, room was to small to move about! the location is one of the best locations you can ask for highly recommend, front of house staff very professional and welcoming, very close to train station and christmas markets, excellent cleanliness levels
Good hotel good location
Hotel was in a great location and my request for a room with a view was met. Reception was friendly and helpful. Room was comfortable and minimal noise from outside which given the location was great. Only downside was size of towels and the placing of the toilet role holder which would've been better on the other side of the toilet where there was more room.
It was ok. Having stayed there before I knew the location was fantastic which is why I wanted to stay again. This time though I felt what we paid for the room (over €800) was absolutely not worth what we got. Our room was average at best. It was really dark by the mirror/wardrobe area as there was no light which made it difficult to see when getting ready. I had to keep using my phone torch when getting my things out from the storage area to be able to see. It was really small which we expected, but it was even smaller than last time. For a 3 night stay I think it would be nice to give a slightly bigger room like last time. It was clean and the bathroom was perfect but overall it was missing a couple of finishing touches and I think if you pay over €800 for a room for 3 nights you would expect a lot more than what we got. A bit disappointing overall and I think we could’ve got a lot better for what we paid somewhere else. I understand it’s Christmas and it’s busy, I understand we agreed to the price, we were happy to pay it for the location but I just don’t think it met my expectations.
Hotel room was very clean, and the lounge very comfortable with a bar and many comfortable seats. Perfect location to catch the bus or tram and in the middle of all attractions. Highly recommended.
Excellent stay overall. Only minor grouses were lack of storage space in room and no beers on tap.
We have stayed at Motel One now on 3 occasions and will shortly be booking again. Always enjoy our stay
The location in Edinburgh is amazing and the service is great! Only the door cannot block the noise from the hallway, it was a bit noisy if someone walked passed by the room. Also the options of the breakfast is not too many, that’s why we don’t have breakfast in the hotel at the end.
Our room was ready when we arrived at 12.30. It was very clean and warm and the bed very comfortable. We had an excellent view over to the Christmas Market and Princes Street. The reception staff were all very pleasant and helpful.
Delightful room and great location
Thanks for a comfortable stay. We enjoyed friendly and helpful service from everyone. I’m not sure if it’s your philosophy to have disposable paper cups and bamboo swivel stick stirrers in the rooms, however, ceramic mugs and stainless steel spoons would be much nicer in the rooms.
Love this hotel try to always stay here love the location and decor and staff apart from the 2 ladies lying drunk on floor in corridor from room 425 and couldn't get up myself and my daughter were in 424 in hindsight we should have called reception as they were so noisy
We loved our visit. The room was very comfortable. Tha staff were great. Location was incredible.
Lovely hotel, nice rooms and well situated.
Slick, professional, ideal location. Slight issue with other guests letting their bathroom doors bang shut impacting on sleep of others.
Fantastic location, great staff, clean and accommodating!
Nice comfy bed and shower, great central location near Waverley and the Christmas markets in the Old Town, cosy lobby, clean. Cons: room was very warm (in winter), there was no phone in room, loud hallway noise, tiny bathroom
Excellent from start to finish. Check in easy and fast, staff helpful, room clean with everything I needed. I didn't get my room made up (at my request), I was only there 3 nights and was out most of the time at a conference so I can't rate that service, though sure it would have been great too. Didn't eat on site or even look at menu so can't comment there, but bar was often fairly full with happy, content looking people, . Super accesible to Waverley/Princes Street/Market Street/Royal Mile. Great location. Luggage storage after check out was useful. All round great - thank you.
Very good hotel. Well positioned.
Great as usual. My room was in the Cockburn building, that was a bit of a walk. Also noise isolation was not as good as usual. Nonetheless, overall I had a great stay.
Well situated, well priced and comfortable room. Our experience was spoiled by noise - the laundry baskets being rolled around from very early in the morning above and around our room.
Fantastic location, room was immaculate and the staff were lovely!
Staff very pleasant and professional and helpful
Excellent location and very comfortable and clean hotel
Excellent location for both old and new town of Edinburgh. Reception staff were pleasant ,checked us in and held our luggage in the storage room before and after checking in/out,not overly chatty or friendly. A bit of a maze to get to our room, but got the hang of it,could be a problem for elder customers however? Room was warm, comfy bed, plenty of shelves, hanging space, good hairdryer, hot shower, however the shower tray was quite slippy when wet? Nice shower gel and hand-wash.Would definitely book with Motel one again
Staff were nice. Location to everything was great. Rooms were nice.
Upon our arrival the staff greeted us warmly and got us checked in very easily. Our room was perfect. It had a view of Princes Garden and the Scott Monument. The room was spacious in size and tastefully decorated. The sitting area one the main floor were comfy and cosy. Overall it is definitely a place I would return to.
One of the best stays I’ve had in a hotel- courteous and efficient staff, comfortable bed and quiet room.
A really enjoyable stay. I particularly appreciated how attentive the staff were! I would have benefited from clearer guidance on how to regulate the temperature of the room. It may also need a new bathroom fan (room 614?) fitting as this didnt seem to work?
Very comfotable bed, shower adequate, staff very pleasant and helpful. Checkin straoghtforward. Possibly a bit expensive on this occasion One gripe- paper cups in the room don’t make for good coffee
Very nice service. Room very dark.
Nice, clean reception/ waiting area. Polite & helpful staff. The rooms could use a bit of touch ups here & there, but overall a good stay. The only thing to note was the condensation on the window after the shower.
Perfect location for exploring Edinburgh. Nice clean hotel with great staff. Would have been 10/10 if the room was bigger.
Location excellent Price ok Breakfast only ok Room small
It was fine, everything I needed for a quick one night stay. It was right in the middle for access to everything in the city, and right across the street from the train station.
Quite like the style of this hotel in old town and the location. Will visit again.
Once again a spectacular visit to Motel One Royal! The room, the service, the staff, all phenomenal. A special shout out to Lara and Domenico for welcoming me back with such enthusiasm! Tiborg at the bar was also so kind and helpful. You are my place to stay every time I return to Edinburgh!!
A good option if on a budget. Room to room noise was a slight issue (didn’t last long) so I would probably rethink a stay at the weekend or bring ear plugs. That said it wouldn’t necessarily put me off staying (for that price point) as the bed was super comfortable plus two different types of pillow. TV a bit basic « smart Tv » button got no response plus can’t connect from Apple. Has android & HDMI connection. Continental breakfast was plentiful though larger glasses for the fresh juices would be better. Eggcup sized glasses seem a bit mean. As this is an old building the layout to get to your room can seem like a maze and currently the lift can only be accessed after going up a few stairs (lift connecting main lift floor to reception level currently out of service) so if this is an issue please check that this has been sorted before booking. Reception staff are really welcoming and helpful and all things considered I would stay here again. Final point to note - location on corner of Cockburn St & Market St is ideal for both old & new town & proximity to the station.
A great 2 night stay. Excellent room with a very comfortable k. size bed. The bathroom with shower was also very good. On top of this an excellent breakfast was available. Just a great hotel in a great position for exploring Edinburgh.
Clean, compact, economical and excellently located accommodation. The staff are unfailingly friendly and helpful. We are repeat customers.
Been staying at your hotel for at least 5 years now, wouldn't stay anywhere else, our grandson is staying as well in 7th December,so we are carrying on the tradition and lam sure he will get a lovely warm welcome just as we always do. 👏👏
Motel One is a great hotel, close to everything I wanted to visit. Lovely friendly staff who are very helpful. Clean comfortable room with a view. Return every time I visit Edinburgh
I've stayed here because one friend of mine recommended me this hotel and I’m a frecuent traveller. It's the worst reception service I've ever experienced. Maria, the receptionist was really rude with me and disrespectful. On the other hand, if it hadn’t been for Lara, who made our stay better and made us feel comfortable despite the absurdly awkward and disrespectful treatment from her colleague, it would have been a disaster.
Affordable, luxurious, clean and well located. Opposite great coffee spots.
A hotel we’ve stayed in before - no longer sure of its market or quality. Rooms tired and basic; TV on auto wasting energy; towels old stiff and too small for adults; lift out of order; inconsistent housekeeping; dismal paper cups; guests need to carry iron and board themselves if they need them. Overpriced - cashing in on ‘dynamic’ prices around events. No longer the fun, stylish, great value hotel it started out as. We’ve stayed in MOnes in many cities and they’re now all below par.
I was able to check-in early than the usual check-in time. It was my 2nd time to stay in this hotel and it feels cozy. It's just that because the location is near the attraction spots that's why it is too expensive. Never tried their lounge and bar yet.
We stayed one night at MotelOne in Edinburgh. The room and the breakfast were excellent. However we were both cold at night. We arrived late and didn't realise there were no extra blankets in the room as the duvet was extremely lightweight. It would be extremely helpful to have extra information in the room to let us know where we can locate extra blankets/duvets. Or better still have spare in the room. We love motel one and will definitely be coming back.
Lovely hotel in a perfect location. Staff were very friendly and helpful and we were very grateful they were able to let us check-in early when we arrived at 09:00 after a 12 hour journey to Edinburgh. Will definitely be back! The bar was very nice and cosy too and it was lovely to have a drink while looking out over the buzzy streets of central Edinburgh.

Ready to start counting sheep?
At Motel One Edinburgh-Royal, we’ve rolled out the proverbial turquoise carpet for you so that you’ll be treated like royalty when you arrive for your stay. We can’t wait to welcome you within our historic walls, positioned against the beautiful backdrop of Edinburgh’s Old Town (which, by the way, is a UNESCO World Heritage Site). Our interior is just as special: a rustic yet regal style rubs shoulders with the nature and panoramas of the Scottish Highlands. Everyone’s familiar with our special shade of turquoise, but at Motel One Edinburgh-Royal, we’ve gone green, too. The charm of the Scottish outdoors is brought inside, thanks to the botanical-themed decorative touches and the rear wall of the reception area, planted with real ferns and mosses. Works by photographer Thomas Effinger truly bring Scotland’s flora and fauna to life, fitting perfectly with our hotel’s design concept. His images really come into their own in the bedrooms, hung above the headboards covered in Motel One tartan fabric.
Our cosy box spring beds guarantee you a dreamy night’s sleep, but if you’re struggling to drift off, why not try counting sheep? The walls of our One Lounge are decorated with sheep sculptures by artist Marie Talalaeff. If you’re more interested in whisky than sheep (or sleep), it should come as no surprise that our bar has something to tickle your taste buds. Its bottles won’t just please your palate: they’re a treat for your eyes, too, with the striking light-fitting above the counter made from 50 whisky decanters. Whenever you hit the hay, you can dine like a king on our lavish breakfast the next day.
Getting to your royal residence in Edinburgh is a breeze – it’s within walking distance of Edinburgh Waverley station and a mere bus ride from Edinburgh Airport. You’re sure to be impressed by the central location of our design hotel, just a few side streets away from the famous Royal Mile. Our affordable hotel is close to all the sights, making it the perfect base from which to explore the city: stride down the Royal Mile, go shopping in Edinburgh’s city centre and dive into local history at the National Museum of Scotland. The Royal Botanic Garden, Princes Street, the Scott Monument and John Knox House are also just a short walk away. There are umpteen pubs, restaurants and cafés near our hotel, too. If you fancy a breath of fresh air but don’t have time to get from Edinburgh to the Highlands, how about climbing up Arthur’s Seat in Holyrood Park? Edinburgh’s very own mountain offers you a stunning view of the city proper, Edinburgh Castle and Calton Hill. Or, you could head to a nearby whisky distillery and get a real taste of Scotland, in the truest sense of the word. So, cheers – or as they say in Scotland, ‘Slàinte mhath!’
