Excellent stay . Great room with view over Princes Street gardens .
Had a lovely visit for 3 nights, location was perfect for the sights and for travelling without a car. The room was great, everything as described...... would not hesitate to recommend.

What an amazing hotel. It started with the young men in reservation, very polite, nice young man. Our room was great, big, view if the waverly station. Breakfast was delicious and the location of the hotel superb. Taxi station and airport buses right in the bridge in fron of the hotel.I would stay there again anytime.
WE HAVE STAYED HERE MANY TIMES AND WILL CONTINUE - GREAT SERVICE, ROOMS, BREAKFAST, RECEPTION, CHECK IN AND CHECKOUT, PLEASANT STAFF.

I really enjoyed my stay in Edinburgh, unfortunately my time in the hotel was much too short given when I arrived and had to leave. But the room was comfy, clean and cosy. The breakfast was tasty and all the staff were so lovely and helpful. The location can also not be beaten, I hope one day I can come back.

So pleased with our choice of hotel . The staff were lovely very friendly and helpful. The location was perfect . With views of Scott Monument . So central which in Edinburgh is best . For those arriving by train it is few minutes walk from the station . And the best bit , the price , for such a centrally located hotel , close to the major sights including the Castle it was a really reasonable price .
First night the heating didn't work in the room TV didn't work properly the room was very dark as we were facing a wall and small tiny bathroom even though we were told we were getting a upgrade be careful of that ask to see the room could be worse than the room you booked they did give us a heater the second night but it was noisy we have stayed about four times before so disappointed

The hotel was located conveniently in the city centre, meaning it was easy to access all the attractions like the Royal Mile, castle and shopping areas etc. Reception staff were friendly and willing to give me restaurant recommendations. The room was quite spacious and the beds were fairly comfortable. The reception/lounge area was cost and intimate. The shower was a little bit dodgy and the fact it didn’t have a door meant that the floor was always wet and had to be wiped after using it. The breakfast was good but was a bit too expensive, considering there was no real choice of any hot food.

Excellent stay very central
The hotel's location is beautiful and comfortable. The hotel room was very beautiful too, with a comfortable bed and amazing views. The bathroom was good too, although the bathroom door and the toilet lid were very noisy. The only thing I missed were some toiletries in the bathroom such as toothpaste, a shower cap...but I would repeat the experience if I were to go again to Edimburgh. The people in the reception area were very nice and the experience overall was perfect.
The hotel was really clean and well presented. The staff were lovely and helpful. Only issue I would say is our room was way too hot and even with the window open all night in February the first two nights were unbearable and led to sleepless nights and irritability impacting on being tired in the day. That being said this was resolved for our third night and it was much more comfortable. Close to everything and great location.
It has the perfect location because it is at the beginning of the old town but also near the new town and transport services. The only thing I would suggest is to add ceramic cup and something in the bathroom like a glass just to put your toothbrush in
I picked this hotel based on location and cost for a few nights stay. The reception area was lovely and the staff were very pleasant and helpful, checked us in very quick and gave us additional information. I did book a room with a view however this was not what we got (unless a view meant being in a square block with views of the other rooms/windows). I opted for the room with a view specifically because my partner had never been to Edinburgh before. The room was also very hot and not easy to cool down, however the staff gave us a fan for the room which was very good of them and we were really grateful for this. It would probably benefit future guests if small desk fans could be put in the rooms or invest in the fan heating that's already there and have it blow cool as well. The bed was very comfortable and the large pillows were nice too. We had a nice stay overall and would use motel one again for future stays.
The hotel was stunning, our room was so quiet just what we needed to relax and of course a good night sleep, position was perfect close to all we wanted to see . A very relaxing few days in Edinburgh
Love this hotel but I didn't like the room I had unfortunately it was the only one available, had no view windows so I couldn't see outside, which was a nightmare as I had to keep going back to room for brolly, change of clothes due to weather conditions, I was exhausted, it wasn't u till I got down to lobby is when I seen the weather, I was on 3rd floor too! And have a disability!
Another excellent stay at Motel One, from the welcoming staff to the house keeping everything was perfect. If I had one issue a small chest of drawers under the table in the room would be a great asset, but can't wait to return again.
Hotel staff were polite and helpful . Room was cosy and large bed was comfortable. Front room with a view was very quiet .

I will give you all 10’s except for the sarcastic night man checking us in on Sunday night! He was rude and abrasive and we tolerated it because you folks always do a great job for us! The rest of the team was outstanding

We loved our stay here, very central location and decent price. Room was big and clean and the bed was very comfy. The only thing we would improve is having proper coffee cups and water glasses in the room, but just a minor point. We would stay again and recommend this hotel to others

Room and staff fantastic only problem was there was no drink glasses in room and no bin there was a bin in bathroom also would have preferred cups instead of paper cups . Will definitely come back again thank you to all staff.
A very clean and in a good place for the old town hotel. Staff very professional and kind. We asked to be moved from our room because it’s smelt of food. We got an apology and and a different room. The reception area and bar is very cosy and lighted perfectly.

Excellent value for money in an incredible location right in the city centre. The room was clean and quite big and the shower in the bathroom was to die for. Breakfast was lovely with a good selection of pastries. Would definitely recommend.
Wonderful stay! Everyone was kind and the common areas were clean and super cute. My tv didn't work but other then that the room was great. Perfect place to stay in Edinburgh.

This is my second time staying here , the room was lovely the bed and pillows were lush . the hotel is so close to Shops & Pubs wouldn’t go anywhere else , staff so friendly will definitely be back

Always an excellent stay at this wonderful, I limited, feels like an independent family owned set of hotels. Very clean, minimalist but always meets my requirements. I introduced a friend to Motel One and she was quite enthralled with Motel One. Thank you for another lovely stay in your excellent Motel One Royal Edinburgh.
Perfectly located between old town and new town and right next to the train station for ease. Staff were great and the room was clean and tidy. One star knocked off because of the room view was a wall. Overall a great stay and highly recommended.
Excellent location, hotel is clean d and staff are great!
The staff were friendly and welcoming. However, the lounge bar was comfortable, but draughty because of door access, so was cold at busy times. I wondered if a double door system at the corner entrance would help. The bedroom similarly could have done with being warmer - we did try changing the thermostat for the air conditioning, but this didn't seem to make a difference. Perhaps this was because it was off when we were out of the room when there was no key card in. By the time it warmed up a little in the late afternoon we were going out again for the evening! On a very positive note - although the breakfast was a continental buffet style it was very comprehensive and beautifully presented. We ended up having it everyday of our stay.
Had a very enjoyable 3 night stay. Only thing that I could think of to improve would be to have a couple of glasses and coffee cups in the room instaed of paper cups.
The heat was extreme high in the entire hotel, so was very difficult to rest or enjoy the venue. The barman wasnt very nice either. Despite of that is very well located and people of the front desk are nice.
Usual helpful staff particularly after my need to go to A and E awaiting paramedics. Breakfast choices excellent.
