Very clean, amazing staff, customer service was delightful. Check in and check out was a breeze and the hotels location was perfect
We were given a disabled accessible room so the bathroom sink was at my kneecap's. Also the skylight window was full of sand on the glass and needs cleaning. Breakfast was ok but I’d of liked scrambled eggs or sausages.
Great service, friendly staff. Room was lovely and clean.
I chose to stay at Motel One due to its significantly lower price compared to other hotels in the area. Set in a prominent location overlooking Edinburgh Waverley, the hotel made a great first impression with its clean, well-decorated entrance and friendly, helpful check-in staff. My room was excellent for the price, featuring a large bed with multiple pillow options, a working desk, a TV, and a bathroom with a rainfall shower. However, the room was uncomfortably hot, and despite adjusting the temperature controls, nothing seemed to change, forcing me to open the window during the night. Overall, a great stay apart from the temperature issue.
A very lovely hotel near to everything nice staff room was lovely upgraded us as it was our 30th wedding anniversary x
Perfect location, and everything we could have possibly wanted for a weekend in the city.
My comment would be there a smell of damp in the room Thanks
The hotel location was spot on 2 minute walk from train station , The staff were very attentive, especially to my dog, always brought a bowl of water when we were sat in lounge area. The room was really good , kept us close to door for easy access to the park over the road for the doggy needs. The bed was huge and very comfortable , the shower gel provided smelt amazing , was tempted to take it home with me! 😁 would definitely choose this hotel again when staying in Edinburgh
Friendly and helpful staff, comfortable bed, good size, healthy breakfast. The floor in the bathroom was just very very cold.
Everything was perfect Maybe you can improve the breakfast with English breakfast
excellent location staff & sleep
Excellent location in the center of Edinburgh, very comfortable beds
Thank you for a gorgeous stay in Edinburgh. Fabulous location and very cimfortable hotel.
Motel One is ideally placed for seeing what Edinburgh has to offer. It had everything we needed and we thoroughly enjoyed our stay.
Good value hotel in central Edinburgh Check in was straightforward with very friendly staff. Room was a decent size and quite warm. My room had a view of the inner courtyard which meant no noise from outside which was nice. Bed super comfortable - I usually don’t sleep well, but slept better than I thought I might. While the walls were not paper thin, I did hear some noises from neighbours and the bathroom was quite compact with the door on a tight spring which made it slam shut. I chose not to have breakfast as it seemed expensive for what was served (continental breakfast). You could get a cheaper, full Scottish breakfast from the nearby “The Booking Office”. All in all I would use again and would likely recommend.
Great location. Staff were welcoming, friendly and happy to help. Could have done with an additional bin at the side of the kettle, only one provided in the bathroom. The bar area was very draughty when the main door was open. Perhaps an inner door would help. Overall we had a lovely time and would definitely recommend.
Friendly, helpful staff. Good price for Edinburgh. But our room was freezing! Had to get engineer to look at heating, first night very unpleasant. Breakfast selection wonderful!
I had a great stay everything was great and easy
Stayed a few times now, always our choice when visiting Edinburgh.
Location, Location, Location! This hotel couldn't be located any more centrally within Edinburgh, easy access to all the attractions and also the train station. Given how central it is, it was amazing how quiet the rooms were, enabling a decent night's rest. The hotel would be even better if it had an onsite kitchen to enable cooked breakfasts and also dinner without having to go out. More fruit at breakfast would have also been good. This is the first time I have stayed here and I will be back!
Great location, friendly staff and overall very good quality. The lovely bar area was definitely a highlight.
Excellent value for money. Only things that lets it down is the lack of hot food apart from toasties and lack of hanging / storage space for clothes. Otherwise very good indeed. Stayed many time and will again. Just as good or better than far more expensive hotels.
Love Motel One hotels. This was the 1st time we've used the Motel One Royal in Edinburgh and we loved it
Great location and comfortable.
Kyle, at the front desk, was wonderful!! I also very much enjoyed my room and the breakfast. I would have given a 10 for my stay, but I had a stressful time booking online. Apparently, the dates reset and I was not able to see this on the payment page. Only when the confirmation email came did I see I was booked for the date on which I placed the reservation, rather than the date I reserved. When I book other hotels, they show the dates for which I am booking before I submit payment. This may be helpful to other customers as well.
Easy checkin. Friendly and helpful Staff. It’s an interesting hotel with a maze of pathways to find your room. Something very quaint. Room was very comfortable. Clean and everything functioning. Location is perfect for everything, airport bus, Waverley Station, right in the heart of the city for all attractions and fine dining.
Great location, nice room and I loved the lounge/communal areas. I totally recommend it and will stay agin next time I'm in Edinburgh.
Fantastic location, comfortable rooms and amazing staff
Brilliant location, perfect for the Old Town, a few steps away and you're in a different world !! Excellent & will return.
Great central hotel. Lovely comfy bed - room small but very clean with everything you need for a short break - modern and very comfortable - towels could be slightly larger.
A very enjoyable short experience of Motel One in Edinburgh. I had an excellent room looking out at the Scott Monument. It was very smart comfortable, and very quiet. The service at reception and at breakfast was superb. In fact from entering to leaving everyone I saw was smiley, and looking as they were enjoying their work! The choice of food at breakfast was also first class.I would definitely recommend it to my friends.
Nice hotel in a good location, friendly staff. Clean and tidy. The lounge and the reception looked inviting. The room a bit small but nothing to complain about.
Excellent staff. Comfortable room. Good bar.
Friendly efficient check in. Room well kitted out and very clean. Only downside was not being able to get cold air out of the air con so room was a bit warm for my taste.
Great location, quality and value
Alles super!
Disappointed with the room we were given on our arrival as it was extremely small and very cold, on the 7th floor (in the roof space) and had no wardrobe, drawers or hooks for our clothing, just a small sideboard. Thankfully we were moved immediately to another room upon our request. This room was warm, spacious and had plenty of wardrobe space and shelving and was the same cost. Given we've stayed in other Motel Ones, we knew the original room wasn't anywhere near the usual high standards, so maybe you should reconsider allocation of this room, or others in that roof space, as it'll reflect on your brand. Despite this, have no hesitation in recommending the hotel chain though.
Great hotel, in a strategic location (near to train and express bus to airport, but also to all touristic attractions)! Friendly staff and a cozy bar-lounge space in the ground floor. 100% recommended.
Such a lovely hotel with friendly helpful staff .
Spotless room shower bath room 10/10 would definitely stay again
Great location, very quiet room, great breakfast- all excellent
Very well located. Nice lobby. Quiet room. Very good breakfast. I love everything about the hotel. Will stay there again for sure.
Amazing hotel. Spotless clean great staff. Great location. Wouldn’t stay any where else. Thank you
Excellent location, right beside Waverley station. Friendly staff and stylish environment. Room comfy and clean. The bar was excellent with lovely views and attentive staff. Only negative was how long a walk it was to use toilets from the bar - down several flights of stairs and along a convoluted route!
Very comfortable as usual. Great selection at breakfast. Public areas cosy at a bitterly cold time of year. However, bathroom sink old and crazed glaze. No or ineffective extractor fan so bathroom steamy after shower.
Evreything was excellent except that the room needed more space to store clothes. Putting in another chair and table would suffice. otherwise excellent stay
This hotel’s location, at the bottom of Cockburn Street, makes it perfect for going around the old and the new parts of Edinburgh. It is a stone’s throw away from the train station, the Airlink Bus to the airport, cab bay, and a short walk to the tram lines and public transport. Just across the Waverley Bridge to Princes Street and all the busy shopping areas. Lovely and cosy lobby/bar area. Very good breakfast. Some accessibility issues with several sections of the corridors containing stairs. If you have accessibility issues please inform at booking time in order for your needs to be accommodated properly.
The hotel was great- close to everything and staff were amazing.
Nice and clean room, enough space, good location But the air-con functioned unwell, and towel is bit dirty.
Perfect for me, a solo elderly traveller.

Road trip Edinburgh-Glasgow
Just three good reasons to visit Scottland: discover history, taste whisky, breathe sea air!
Ready to start counting sheep?
At Motel One Edinburgh-Royal, we’ve rolled out the proverbial turquoise carpet for you so that you’ll be treated like royalty when you arrive for your stay. We can’t wait to welcome you within our historic walls, positioned against the beautiful backdrop of Edinburgh’s Old Town (which, by the way, is a UNESCO World Heritage Site). Our interior is just as special: a rustic yet regal style rubs shoulders with the nature and panoramas of the Scottish Highlands. Everyone’s familiar with our special shade of turquoise, but at Motel One Edinburgh-Royal, we’ve gone green, too. The charm of the Scottish outdoors is brought inside, thanks to the botanical-themed decorative touches and the rear wall of the reception area, planted with real ferns and mosses. Works by photographer Thomas Effinger truly bring Scotland’s flora and fauna to life, fitting perfectly with our hotel’s design concept. His images really come into their own in the bedrooms, hung above the headboards covered in Motel One tartan fabric.
Our cosy box spring beds guarantee you a dreamy night’s sleep, but if you’re struggling to drift off, why not try counting sheep? The walls of our One Lounge are decorated with sheep sculptures by artist Marie Talalaeff. If you’re more interested in whisky than sheep (or sleep), it should come as no surprise that our bar has something to tickle your taste buds. Its bottles won’t just please your palate: they’re a treat for your eyes, too, with the striking light-fitting above the counter made from 50 whisky decanters. Whenever you hit the hay, you can dine like a king on our lavish breakfast the next day.
Getting to your royal residence in Edinburgh is a breeze – it’s within walking distance of Edinburgh Waverley station and a mere bus ride from Edinburgh Airport. You’re sure to be impressed by the central location of our design hotel, just a few side streets away from the famous Royal Mile. Our affordable hotel is close to all the sights, making it the perfect base from which to explore the city: stride down the Royal Mile, go shopping in Edinburgh’s city centre and dive into local history at the National Museum of Scotland. The Royal Botanic Garden, Princes Street, the Scott Monument and John Knox House are also just a short walk away. There are umpteen pubs, restaurants and cafés near our hotel, too. If you fancy a breath of fresh air but don’t have time to get from Edinburgh to the Highlands, how about climbing up Arthur’s Seat in Holyrood Park? Edinburgh’s very own mountain offers you a stunning view of the city proper, Edinburgh Castle and Calton Hill. Or, you could head to a nearby whisky distillery and get a real taste of Scotland, in the truest sense of the word. So, cheers – or as they say in Scotland, ‘Slàinte mhath!’
