The staff couldn't have been nicer and it was a great stay because of it. I had extra help making sure I could get a safe, gluten-free breakfast, and everyone was very personable and pleasant. I was actually in town for a funeral, and the staff made all the difference in making it an easy stay without even knowing it. The room was modern, clean, and comfortable. The only improvement would have been a small fridge to store food/drink in, but apart from that, it was perfect.
Pleasantly surprised with this hotel; excellent location next to Waverly station. Staff were very welcoming and explained everything thoroughly. We did not dine at the hotel so feel it is unfair to comment.
Lovely bedroom and bathroom
Hotel was fantastic! Staff were really friendly and rooms were lovely. Only downsides to the hotel was the room tv was not a smart tv therefore couldn’t cast anything from my phone to the tv, asked staff and they advised you need to bring your own firestick etc. Other than this couldn’t say anything was bad about this hotel and would 100% recommend right across from the train station and next to St James Centre couldn’t have been at a better location.

It's been a while since I've stayed at a Motel One (I used to stay weekly in the Newcastle Motel One). Edinburgh Princes St was just as good and I was very happy with my stay. When I returned home and realised I'd left my phone charger behind in the room, Pascalle Breum in the Reservations team at the hotel went the extra mile to ensure it was returned to me swiftly, with a lovely note which made me smile. Thank you.
Princess Street location is excellent and the staff are friendly and helpful. Rooms ate comfortable but could probably be done with a bedside shelf or table to place a book, water etc.
The motel is in the perfect location and very convenient. The staff were superb! The only criticism is despite the fan working it did not extract as well in the bathroom. I would like to drink coffee out of a cup instead of plastic and I found the drinks a little expensive in the bar but all in all our stay was pleasant. We did not get twin beds but the king size worked out fine with 2 separate duvets.
The location was perfect. Staff and rooms were excellent. We enjoyed our stay.
Upgraded to Princes Street view which was great. Good size room. Staff great. Great location. Breakfast extra and only continental which was disappointing. Went elsewhere for a cheaper cooked breakfast.

The bedding was well used. pillow cases were huge in comparison to pillow. Not really the wow factor as linen well washed out. The breakfast was the nest. check in good, helpful.
The Motel One team at Princes St are always fantastic and this occasion was another example of great service and a welcoming atmosphere.

I always stay at the Princes St Motel One when in Edinburgh. We had a lovely stay, as always. The bed was very comfortable, as were the pillows. I find the rooms very warm at night, and prefer a little cooler, but it wasn't an issue as I had my handheld rechargeable fan with me based on previous stays. Absolutely loved our room, room 230. Staff were wonderful and so helpful that we had contact with. Overall just another positive stay as always. Thank you!
Clean and comfortable. A bit basic and the room layout was a little dysfunctional but overall it worked for our short stay.

Upon arrival we were a little disappointed with the plain aesthetics of our room, however it was clean and a decent size so did the job. The staff were very welcoming and helpful, especially with breakfast, which was delicious. Location was great and we both had a restful nights sleep. So would recommend to others.
The hotel was very comfortable and the staff very welcoming. I would change two things only - the whole building was way too hot. All three of us who stayed left our windows open all night and even then the room was warm in the morning. You must be wasting a lot of energy and money with the heating. Whilst the staff were very pleasant one of them was a bit too eager to clear up and removed my plate and mug twice when I had just got up to get more food.

Searching to find accommodation for a fortcoming theatre visit, I found this hotel by accident & was very pleasantly surprised by its excellent location & comparatively low room cost. On arrival at the hotel, wishing to leave my case in storage before later check in, I was very grateful to be granted early access to my room & also a free upgrade to a Princes Street view. The room itself was very comfortable, spacious & warm. Plus there was hot water available - something I often find to be lacking in hotel rooms. My only disappointment was to find there were no china cups available in the room - only paper cups which were very hot to hold when full. Recommend provision of insulated sleeves for the cups. My online check-in was in German which guests unfamiliar with the German language may find to be off-putting. Certainly hope to stay at the hotel again on future Edinburgh overnight visits.. Many thanks to the hotel staff.
The hotel is right across from Edinburgh Waverley, the main train station, making it super convenient for train travelers and perfectly located in the city center. The staff were very friendly, and the rooms were exactly what you’d expect from a Motel One—if you’ve stayed at one, you’ll know the style. The only issue was how warm the rooms were. I usually like warmer temperatures, but even I found it too hot. I had to keep the window open the whole time, but it only opens a little (probably for safety), so street noise was noticeable. There’s a small fan in the room, which helped slightly, but the central heating could definitely use some attention, as other reviews mentioned the same thing. It wasn’t bad in winter, but I wouldn’t want to stay here in the summer. The way the bathroom door was positioned made it awkward to get in and out. There are charging ports by the bed, including both euro and UK outlets and USB, which was really handy for travelers from Europe. There is a kettle with tea and coffee, but it’s stored in a pull-down compartment in the closet area, so it’s easy to miss if you don’t know it’s there.
We didn’t spend much time in the bar but it was a lovely space with a great drinks menu. All the staff we met were really friendly and helpful. The hotels in a great location opposite the train station and really close to alll the attractions. The room was perfect and really clean we will definitely stay again!
Our room was located towards a bar in the back. We woke up every two hours from the yelling outside my window. My family had to rooms and they had different windows and didn´t hear anything. We also had problems with the wi-fi, but they managed to improve it while we were there. Other than that the rooms were clean, the staff was friendly and the food was good.
When i arrived the initial thought about this hotel was, good location, friendly reception staff, nice building, that was it, when i entered my room, it was so hot in there, turned the thermostat right down unpacked and had a shower ready for the evening, the bathroom was not fully cleaned with a half a toilet roll, how this can be a disabled access room is beyond my as the sink in the bathroom sits over the toilet so you have to shuffle your legs underneath it, no coffee in the room, kettle had water in it from the last people, went out for the evening and came back to the still very hot room, did not sleep most of the night because of the heat, for £129 for the night i have stayed in better hotels, i will be avoiding Motel One if this is the standard you set and achieve.
Staff were all kind and helpful, everything was clean, breakfast was wonderful, and the location was perfect as a base to explore the city.
We have stayed at these hotels several times now. They are excellent value for money. The Edinburgh Princess Street one the staff are always welcoming. The rooms clean and comfortable. Perfect for a city stay.
Staff were lovely. Only issue we had was toilet wouldn't flush properly so had to have it seen to by maintenance.
The stay was OK but didn't like the paper cups. much prefer to drink from a cup or glass for something cold

A very pleasant stay in Edinburgh. We were greeted by a lovely girl who was very friendly and gave us directions to the Playhouse and a restuarant we had booked. Our room was clean with a very comfortable bed and the bathroom was ideal. The hotel is in the perfect location with just off Princes Street. We are in Glasgow next month and are staying in Motel One there as well.

Great stay, super friendly and helpful staff. Clean, small but nice room. Perfect for a city trip. Only the shower had a problem with the water: it had almost none coming out. Washing one's hair was near impossible.
