Delightful staff, comfy bed and delicious breakfast.
Very kind staff, good cleaning, great bathroom and nice bed. I would come back here! Only downside is the maze of halls before you’ve reached your room when you’re located in the other annex. If you need to walk back to get something it takes at least an additional 6 mins compared to usual. And the drunk people shouting that we could hear from outside on saturday. But that’s outside of Motel One’s control. Great central location in Edinburgh.
Lovely design, central location, clean room, nice staff. Double room had a nice ambiance, fireplace running on tv was a nice touch. I enjoyed the stay very much. Only downside, safe was not working (was out of battery) and did not get fixed for the whole stay time…
Had expected more for that price! The room was small and the window was facing a backyard where a restaurant had its back door. There was a lot of noise there. The hygiene items were stingy, I had wanted body soap and shampoo separately as well as conditioner. The shower had poor pressure and fluctuated in temperature. The breakfast was fantastic and the staff very nice. The lounchen was cozy. The staff at the reception was cold and felt disengaged. If I were to live here again, it would depend on the location.
Great location however the hotel needs renovation. I booked a room with view… and I had a room with view on the trees hiding the monuments.
Overall, this was a great experience. It was difficult however for us older folks-in our 70's to haul our stuff through a maze with two elevators and steps. We were the only one in our group that got smaller room with a Queen rather than a King, so that was a bit disappointing. Staff was very friendly, accommodations were clean and modern, and the breakfast offered a large variety and was very tasty.
You staff was wonderful. The rooms were as expected and consistently clean and comfortable.

The location is perfect for Waverly station and between the royal mile and new town with short walks to both. The room was spotless and very nicely appointed and designed although a bit more space to hang clothes would be an improvement. Very nice bath and shower.
The hotel is perfectly located and the staff were very friendly. I did not like that our room was not always cleaned in a timely fashion in the morning (I would want it done by 1 pm at the latest).

Our Room safe was inoperative upon arrival on the weekend. It took 2 days to get maintenance to change the battery. Not acceptable.

Nice boutique, hotel located right in Edinburgh. The layout of the hotel is confusing but overall it was a nice day.
My husband and I had never been to Edinburgh before and this Motel One (there's another on the far side of Waverly) fit our priorities like a glove! The location can't be beat, especially for a first timer, unaware that the city is very hilly, with long, steep staircases leading to most hotels. We really started feeling bad for the folks dragging their bags up and down these closes/steps. M.O. is right across the street from Waverly (train station) and a 5/10 minute walk (depending on foot traffic, the weight of your suitcase, and how well you take hills) from the two nearest airport trams, and even closer to where airport buses drop you off. The staff is uniformly lovely: helpful with an enthusiastic interest in solving your issues. The vibe is cozy rather than glam, but cool and clubby and the room sound insulation is very good. You won't hear your next door neighbor through the walls. There is a comfortable bar right inside the entry where they serve an excellent breakfast every morning (I recommend adding the breakfast to your reservation). The shower water pressure is good, everything is clean, and the mattress is super comfy. We loved the place and, unless we have the means to drop a ton of money per night to stay at a chichi grand hotel, this will be our regular Edinburgh lodging from now on. There are a few things Americans should know about this hotel (and European travel in general): This is not a "motel" in the way we think of it. It's a hotel with the majority of amenities we know from US hotels. The rooms are smaller than we're used to in this and most European hotels housed in old structures. I found ours very well thought out, however and all fixtures are modern. Also, be aware that many places in northern countries turn on the heat around Oct 1, and there isn't AC in the rooms. Our first room was crazy hot with a window unable to open more than 2", but the staff found us a room on a close (window opens, but you may get street noise) and a fan, which we were grateful for during a weird mini heat wave. The noise ended by midnight, which was fine by us (and it was never bad, even though a bar was across the close. We decided to view it as historical immersion into out Scots ancestors who lived with their neighbors a few feet away!). Another thing to consider is, if you are unable to take stairs, this might not work for you: there is a wheelchair lift from the lower to upper lobby, but our floor had up and down staircases, as well ( Victorian buildings merged with each other). Make sure you communicate with the hotel prior to booking. Overall, a great hotel for the price and wonderful people making it work.
We were so pleased with the location of the hotel. Easy access to attractions, bus and train. We were also pleased with the quantity and cleanliness of a modern hotel in a historic building . Staff were very friendly.
Hotel is well located in the city. My room was on the 6th floor and quiet as it gave on the inside of the building. Unfortunately it was too warm and I had to get a fan to cool it down at night as the window didn't open very much. Overall the stay was good.
Everything was great from check in until departure. The staff were so friendly and welcoming. Location was perfect, right in the heart of Edinburgh and a very short walk from Waverley.
it was a lovely place to stay, really clean, friendly etc but my only issue was that the room was absolutely boiling and wouldn’t cool down
Lovely hotel in a great location. We did however have the hotel bins right outside our window, so when the bottles were emptied late at night or very early morning it woke us up. Breakfast was lovely but it’s too crowed with no where to sit, and no control over who has actually paid for the breakfast like we had.
Room was clean and functional. Location was perfect. Breakfast ok. Would have preferred to charge bar purchases to the room.

The staff was very friendly and helpful. Great lobby breakfast at a reasonable cost and good location for venturing out to see the city. The rooms and bathrooms are very small and there is no air conditioning so it was stuffy and difficult to sleep. If you request a king sized bed, there is almost no room for luggage or moving around in the room making it claustrophobic and not too comfortable.
We loved our stay at Motel One. It was a great location and within walking distance of New Town and The Royal Mile. The room was spacious and clean. We definitely would stay again on a future trip!
Excellent on location
The hotel was in an ideal location, as Princess Street was across the bridge and The Royal Mile was up the hill from the hotel. We hired a mobility scooter for my husband and the male member of staff at the reception desk was like a breath of fresh air in his attentiveness as were the female staff at the reception. The room was spotless and the bed was very comfortable.
Staff was pleasant and helpful. Hotel was clean. Room was overly warm. I understand the hotel is an old building and that as the seasons change it is hard to regulate. However with changing climate conditions, you are going to have to find a solution for this.
Although we picked a room with a view, we landed in the 7th floor which was quite hot with no opening windows and/ or AC. The room smelled funny as well (probably) carpet, which made sleeping uncomfortable.

The hotel has a fantastic location, beautiful entryway, comfortable beds, and a friendly staff. UNFORTUNATELY, the AC/heating system is antiquated. Only AC or heating can be used at anyone for the entire hotel. So even though I was hot, couldn’t use the AC. For almost $300 per night, that is not satisfactory.
The hotel staff were so friendly and helpful, the room and the whole hotel was very clean and the location was so central we couldn’t have asked for anything else.
The room did not look at all as the picture of a double room classic that was shown when I booked. A labyrint through long corridors, and change of elevator. Small roofwindow with wiev direkt to a Wall. Didnt mest the expectation at all.

Great breakfast, cozy common areas, hotel desk staff ranged from polite to extremely helpful and convivial, breakfast staff was exceptionally cheerful and hardworking. We enjoyed our quiet and clean room and appreciated having two easy chairs. The one drawback was that the room was very warm even though outdoor temperatures were cooler. The ventilation fan in the room didn't work. We had the window open 24/7 but the room was still quite warm.

Accommodations, staff etc all first rate!
When we checked in we discovered that there had been a mistake and that I had booked the same hotel twice so they had two rooms for us. Pete at the front desk quickly helped me resolve the problem so we only had to pay for one. He was so understanding and kind and helpful even though I imagine he had to go through a lot of red tape to do so. I am very grateful for his assistance! The hotel was clean, comfortable, and very close to the train station and all we needed! I will gladly stay here again!!
