We booked a single room for two of us in error. Once we arrived after an overnight flight and tried to check in to a fully booked hotel, we thought we’d have to find another place to stay. The two gentlemen at the reception desk took time to change some things around and offered us an accessible room. They saved our entire vacation.
Really nice clean room , breakfast good. Fabulous location. Bar meals in the evening would have been good - or an option to order a takeaway . I was travelling alone and was tired and really didn't want to venture out in the evening.

Room was very comfortable and amazingly quiet. I would have given it a 10 if there had been a waste bin in the bedroom and if the shower screen was sufficient to not soak the bathroom floor!
Confusing to navigate through the hotel and the room was a bit odd. Enjoyed the hotel bar/lounge. Our room looked out to Cockburn At and was loud at night and early morning.
We had excellent service during our stay. We also appreciated the quick responses to our emailed questions before we checked in. Very clean an a convenient location. Getting to our room was like going through a maze and involved changing elevators and a few stairs. There was very little space for clothes and other items in room and bath. Very hard to shower without getting water on the floor. Will be staying again.
Wonderful setting and comfortable. Easy walk to/from trains, trams and busses. Would recommend installing USB and USBC ports on 1 or more 240V outlets.
Completely overpriced for the room we got. Unbelievably bad value for money. The staff were helpful but there was not an appropriate alternative. I contacted Motel One since giving them feedback but no response. So I will be posting the same on booking.com.
Good points... The bed was really comfy, the room was very clean. Breakfast (continental buffet) was nice. We were disappointed by how small the room was, and didn't think it represented value for money. Over £300 for a one night stay and it was very basic, just a rail on the wall to hang clothes, no window just a skylight. We also felt that while the public areas, bar, reception etc were stylish and well decorated they weren't very clean. Lots of empty dirty glasses and breakfast things laying on tables for ages, the floor wasn't clean.

The disabled room we had was brilliant, very clean, comfortable bed . All the staff were very friendly and helpful.
Our room was clean and cosy but it had a view of the stairs and could be noisy from outside people passing.
Great location
I am so glad I stayed here! As a solo traveler, I'm very concerned about safety. I felt very safe in this location and Edinburgh in general. I loved the lobby here. It's a nice hub and ambiance, and I loved the water station. I feel like I lucked out picking this place for my week during the Fringe festival and would definitely return.
My first room had black mold in the shower in the second room, the toilet didn't flush properly. Front desk female was dismissive. Terribly expensive for conditions. I will never stay at a motel one again unless I absolutely have to.
Not worth the cost
Motel One Royal was the perfect location for my trip. Close to the Waverly station I departed my train and walked a mere block to the hotel. It seems odd to think a hotel near the train station is an ideal location but it was. Once inside the lobby the vibe is calm and comforting. I loved the common areas where one could sit by the large windows, with great views of the street activity, in comfortable chairs. Really nice. My room was comfortable and well thought out. I like the modern touches like a hanging bar to replace a closet and a stacked shelf system to replace a dresser. Perfect storage! Bed was super cozy and bathroom was great. One thing though... you might give guests a heads up about how the lights work with the key card. It took me a bit to figure it out. A little sign or card would be useful.
Excellent location. We enjoyed the comforts of our room, the amenities at the motel one were clean and inviting. Our stay was above expectations with our large room and the bag storage on our final day
Lovely stay in a charming location! The staff was very supportive, especially when I tried to extend my stay. I loved my room which had a great view and was very spacious! The breakfast was good quality for a fair price.
Excellent stay at Motel One Royal. Very clean room with comfortable bed and lovely linen. Huge shower with fabulous water pressure. The location was perfect for us. After our tras-Atlantic flight we caught the Airlink bus for only £6 pp and within 30 min at the last stop we were only a 3 min walk to Motel One. The next morning with a train to catch again only a 3 min walk to Waverley station along Market street. Many restaurants and bars in the area including a great bar in the hotel. We are coming back to Edinburgh and would have stayed at Motel One again, but it wasn’t available for our dates.
Excellent location and friendly staff
The location of the hotel is perfect, close to the hotspots. The room was quiet but without unfortunately, there is nowhere to hang shirts or jackets. Breakfast is adequate, and the staff are friendly. The reception was nothing special, very quick and showing no interest or sympathy. I recommend it because of the location and the price is fair.
Great room. Spacious and clean. Nice view of the city. Location was excellent. Kyle was extremely helpful and professional with our booking. Only thing I would recommend is a phone in the room.

What a great place to stay! Only 5 minutes, at the most way from Waverley Station and within walking distance of the castle - if you have the legs for the climb! The best thing was the pleasntness and helpfulness of all the staff!
Location was great for us since we were using the train. Their area where you hang up item was not the best, just a bar with 4 hangers. You had a get ice from the bar, just a small glass. The cage had a limited menu. The staff was very helpful.
Location was superb - couldn’t have been more central! However, it was very very expensive for what we got. The room was tiny, and considering what we paid, very disappointing. Breakfast options were also limited and we chose to eat out for breakfast one morning instead.

Good location. Air conditioning shut off every hour which made sleeping at night difficult. Couldn't open the windows for fresh air as it was quite noisy outside. Enjoyed the complimentary bottle of water.

Another lovely stay at this Motel One. Conveniently located for the main rail station and close to all the main attractions it’s in the perfect location. Also immaculately clean and tidy with friendly welcoming staff and it’s very welcoming and comfortable.
I would like to see a full english breakfast as an offering.
I did not use the lounge or bar. The staff was helpful and friendly. It was a great location near the train station. The bathroom had limited counter space. The breakfast was adequate but could have included more hot/cooked items.
We had a wonderful time at motel one. It had a great location and staff were friendly. It was expensive as the fringe was on so we only managed a basic double with no view which was still expensive. When we visit again we will get a room with a view and avoid August.

Our stay was wonderful and we would absolutely stay here again. My mother and I stayed here for several nights during the EDINBURGH fringe festival and we were so happy with the location, our room, the breakfast, and the customer service. I especially wanted to take a moment out to send all my things to one specificperson working at reception that helped make our stay extra special. My mother had some difficulty pouring water to take up to our room and a gentleman named MAYSUM jumped in and saved the day. He was extra kind and helped my mother during a difficult moment and we are so appreciative. He truly went above and beyond. Thank you for your kindness!!!
