Room a bit too small
The hotel is perfectly located and very inviting and clean! I’d like bigger towels as they are more like hand towels and a draw maybe for smaller items of clothes.
Beautifully designed hotel, unbeatable location and super friendly staff (who were always kind and went above and beyond).
The room was nice , However there was no ventilation or air flow in the bedroom even with the window open . It was like trying to sleep in a oven. When the room got too much i went down to the reception, so he went to have a look at the air con in our room, but it had broken and could not be fixed .so gave us a fan which help a little . But didn’t sleep
We always stay at this hotel, we come to Edinburgh every year for our anniversary and always book this hotel. 5 years in a row now. We love it, but this time wasn’t the greatest. Our room was terrible, noisy and situated in a really bad area. Footfall coming past all night, really noisy and was difficult to sleep. For the price we paid (which was more than usual) I wasn’t satisfied with where we got put. Other than room location and noise everything else was amazing, staff are excellent and we love the overall vibe of the hotel (hence the reason we stay here every year) Not sure if I would rebook here due to the room situation this year, it’s put us off a lot.
Motel One has been my go to hotel for all me 3 Edinburgh visits. Hotel in an excellent location, right in the limits of old town, and walking distance to Royal Mile and Edinburgh Castle. Really nice staff, clean and comfortable rooms.Breakfast buffet was excellent.
Excellent location, small but comfortable room, loved the fireplace setting on the TV, and very nice and helpful staff who booked early taxis for me. The 24 hour service is great. The water station by the bar was a plus, too. I would definitely stay here again next time I'm in Edinburgh!
Very good location, near to many places of interest within walking distance and near to many shops and eateries. Front desk staff are friendly and helpful, in particular, Louis. He is very professional and helpful when we encountered some hick ups on the first day when we checked in. And he helped resolved the hick ups within minutes. Louis is a valuable asset to the hotel. Hotel is clean and cosy.
Excellent stay. Perfect location. Staff friendly & helpful. Rooms clean & well equipped. Will definitely return
Have stayed in the hotel several times; still my first choice of hotels in Edinburgh, Excellent location, helpful and frindly staff, good breakfast, very clean and excellent, spacious room on floor seven
Competitively priced, excellent housekeeping service and a lounge bar that must be the envy of much larger more expensive hotels. One recommendation, on my next visit it would be nice to see one or two draught beer pumps in the bar.
Way over priced for the size of the room, not enough drink amenities. Barley warm roomBrilliant location
I think it is extremely overpriced for what it is. Very basic rooms, with miniature no toiletries. It was very noisy, so noisy we couldn't have the window open but could still hear the noise through the closed window. Good location but I would say that is about it.
If what I describe here below is what you want to offer to your clients, then in that case your hotels do not match with me. If the below is far away from what you want to provide to your clients, then you must change some things. We checked in on the 24th of December, and our room 325 was ready early, so we checked in, we speedy unpacked the luggage and we met our friends who have suggested this hotel. When we came back the afternoon, we have put the heater on and we discovered that the heater was actually a cooler and brought out cold air in Edinburgh on December!!! We called reception, and a lady came to our room to check, and here the story begins, she told us that we have right, and that the heater didn’t work, and we just lost maintenance, who left 5 minutes ago, and they will only come back after Christmas so problem could not be solved at this moment. She told us that they have plenty of portable heaters, I am not surprised, and they could bring us one or even two. Other solution to change room. We discussed it with my partner and decided to use the portable heater because we were extremely tired to change room at this time. The conversation between me and my partner was in our language Greek, while the discussion with the receptionist in English. When she left to bring the portable heater, our internal comment was how a Greek reaction to say that maintenance left 5 minutes ago. At this stage I want to inform you that I had my bachelor in England for 3 years and my master in Scotland for 1 year, so I have a slight experience about how an English or Scottish person would have reacted at similar case. She brought the portable heater, which worked for exactly 25 minutes and then stopped, not for getting cold but forever. When we went for Dinner, we went to the reception to inform that the portable heater didn’t work!!!None was there!!!We had to wait for 5-10 minutes and an other lady arrived and after starting to explain the problem again, then the lady which brought us the portable heater appeared. She told us always in English and by playing Goofy to us, that the heater stops and restarts, and we have to wait for about 10 minutes till it starts again, I am sure you have to be a technician to know this information, that even a child knows!!! Anyway she told us that there is no problem because they have plenty and she will bring another one! What a surprise!!! And then we met our friends and learned that both receptionists were fluently speaking Greek, meaning that the lady who came at our room and intruded our personal space, was monking at us and played dumn. So, during Christmas day the same team of ladies was at the reception, everytime they were seeing us getting in the hotel, they just disappeared!!!!Unbelievable, unprofessional behaviour!!!! Most of the time they were both missing from reception and were at the bar. On the 27th of December late afternoon, we went to the reception to ask if maintenance checked the heater. And from the discussion we understood that none checked the heater, and the heater certainly didn’t work before our check in, not a surprise that the room was available when we arrived! So the solution was the same, a second heater or change of room was the note on hotel’s system for 325! And they checked in people coming from a country with 20 degrees at this room, not smart at all!!! My problem is not only the heater and the lies, neither I wanted any contact with Greek people, my problem was not the music we had to hear late at the evening, we used earplugs, my problem is that this is not a professional behaviour. It is completely unacceptable and it would have ruined our Christmas if we haven’t met all these Scottish and foreign people working at the restaurants, shops, tour operators, tearooms and museums, who were polite, professional and respectful. If the above experience is satisfactory for you then no hard feelings…we just don’t have the same viewpoint about hotels and hospitality.
Place was clean and charming decor. Unfortunately our room was at the far end of the second building. The path until there with suitcases is terrible. Bed was hard and rather uncomfortable. I‘m used to better stays at a MotelOne when i was in Germany several times.
Excellent Hotel, I would ask for the following SPA facilites and Restaurant for the evening and also the TV menus are very slow and doesnt include freeview channels only 10 English
Peaceful and relaxing environment to come back to after a day out in the city.We have been before and will be back again. Room 504 was a bit on the small side. The lady on reception offered us this room 2 hours before check in which we were very pleased to take. The carpet was horrendous but it is like that to do a job. We would certainly recommend your hotel to friends.
Very helpful and friendly staff, nice rooms and perfect location
Motel One was such a pleasant experience for us starting with the excellent location in the heart of Edinburgh. We couldn’t possibly find a better accommodation for 3 days in a very competitive price. Room was bigger than we thought, very nice and clean. We had breakfast there as well on Christmas Day, which was great, with a variety of different food to choose from. Staff was always friendly and helpful, they store our luggage before and after the checkout which was so ideal for us. The only problem was the time we were flying which was very early in the morning and the check in was at 3pm. I would suggest that Motel One should offer an extra service like earliest check in to guests that are willing to spend something extra to get in their room earlier. The overall experience was amazing and we are eager to stay in Edinburgh Royal again and try the other ones all over the world. Thank you for making our journey so memorable.
Great place, good break fast, comfy bed, TV should be able to mirror to phone
I love the location and style of the hotel. It’s always relaxed, friendly and has a feeling of energy. The rooms are always comfortable and clean.,I would like a small bottle of water in the room and would much prefer proper cups rather than paper ones.
Excellent - we really enjoyed our stay. Staff very friendly and helpful, bar is lovely and chilled and felt very at home. Literally only tiny thing I noticed was no lock on the bathroom door. I am maybe being silly and there might be a reason for this but I don’t know I just like to lock the door hahahah.
Love this hotel, this was my second stay here but could really do with with a revamp. Room are lovely very comfortable and spotless. On the down side reception and bar area is very tired needs a refresh.
1 nights stay, room was just as required and not too expensive, continental breakfast was adequate but overall perfect for central Edinburgh.
A great hotel, centrally located, near the Royal Mile and Princes Street. We had a room with a view, which I'd recommend booking (The tea and coffee facilities were okay but not fantastic - real cups would have been better) Check-in was so friendly,as were the staff. Buffet breakfast was excellent. Recommended.
Great location by the station but also quiet. Friendly staff and clean comfortable room
Tripped coming out of Waverley Station and landed in hotel Thats how close it is Beautiful hotel And great VFM Staff were fantastic and we were given a free upgrade with a spectacular view Will definitely use again No complaints what so ever 10/10
Really enjoy staying here, great hotel and staff
Staff was extremely nice and friendly. This was my third stay at Motel One and I'm always very satisfied. One tiny point of feedback: the bathroom door was slamming itself shut quite violently (room 3.51). Perhaps this could be fixed :)
Room was too hot when checking in. Temperature control is not specific to individual rooms so just turned it off all together and kept windows open.
The downstairs toilets were disgusting. Waiting for our train after checking out, having a drink in the bar we used the toilets before we left! Otherwise I would have given a 10.
very good stay as usual only thing we arrived after 3pm and the room was still not ready so had to go out before unpacking ,also top shelf of hanging area had been overlooked ,not only a little dusty but pair of ladies underwear was left there ,
Very good all round. Great spot for the trip
Love this hotel. Its location is amazing, the atmosphere in reception is lovely. I loved this room, the views were incredible. My only downside was that the full length mirror was located in a really dark part of the room and there was no light so you couldn’t really see anything. Also the bathroom towels need to be bigger. BUT we will definitely be back again!
Desperately in need of refurbishment !
Fantastic location, great staff, clean and comfy room. Would recommend and use again.
All round excellent. Location fantastic. Lounge area is special with fabulous view of the city. Staff very obliging. Clean, comfortable rooms.
Enjoyed the motel very much.comfy beds ,shower brilliant. Did not have breakfast but it looked lovely.very central. loved it.definetly stay again.staff very friendly. Xx
IT was excellent as ever. Only small problem was that there was o bin in the room ad so the cleaners will have had to dispose of thrown away receipts etc.
Perfect location really great hotel highly recommend
Very friendly staff , the breakfast is the best we have had , so much choice . Clean rooms & comfortable beds , right in the heart of Edinburgh. This is our second stay in this Hotel & I would & have highly recommend it . You will not be disappointed
Very warm welcome and hotel was really cosy on such a cold day
Excellent hotel on rooms and location
Beautiful clean hotel comfortable beds but was disappointed with room with a view. I was expecting many windows but had one small window that was quite high up.
We had a very enjoyable stay at the hotel, this is the second time we have stayed here, the location is perfect and one of the reasons we decided to go back to it. It is a five minute walk from both the Christmas markets and the Royal Mile, leading up to Edinburgh Castle. We flew to Edinburgh and caught the tram into the city centre, the hotel is only a five minute walk from the St Andrews tram stop. The staff were welcoming on arrival, check in was swift and we were soon in the room. The room, whilst a little tight was clean and tidy and had everything we needed for a three night stay. The continental breakfast was delicious with plenty of cereals, pastries, fruit, yogurt and toast to choose from. The bar area was well stocked with a good range of drinks on offer, a little expensive but no more than we would expect in a hotel bar, a variety of seating/tables were available, and it was popular with guests. All in all a good experience and we will go back to the same hotel when we return to Edinburgh in a few years.
Fabulous as always. Upgraded our room to have a lovely view which was so worth it. Staff on reception could have been a bit more pleasant
room was cold and with a smell of smoke in it. hairdryer was broken . no socket in the bathroom for shaver
Comfortable and wonderful view.
Lovely room and the breakfast was amazing with lots of choice. The only negative was the fact that my room was not ready at the check in time which was very frustrating at the end of a 10 hour journey.
Reception staff were excellent. Room comfy and good value for money and great central location. Would definitely stay again.

Ready to start counting sheep?
At Motel One Edinburgh-Royal, we’ve rolled out the proverbial turquoise carpet for you so that you’ll be treated like royalty when you arrive for your stay. We can’t wait to welcome you within our historic walls, positioned against the beautiful backdrop of Edinburgh’s Old Town (which, by the way, is a UNESCO World Heritage Site). Our interior is just as special: a rustic yet regal style rubs shoulders with the nature and panoramas of the Scottish Highlands. Everyone’s familiar with our special shade of turquoise, but at Motel One Edinburgh-Royal, we’ve gone green, too. The charm of the Scottish outdoors is brought inside, thanks to the botanical-themed decorative touches and the rear wall of the reception area, planted with real ferns and mosses. Works by photographer Thomas Effinger truly bring Scotland’s flora and fauna to life, fitting perfectly with our hotel’s design concept. His images really come into their own in the bedrooms, hung above the headboards covered in Motel One tartan fabric.
Our cosy box spring beds guarantee you a dreamy night’s sleep, but if you’re struggling to drift off, why not try counting sheep? The walls of our One Lounge are decorated with sheep sculptures by artist Marie Talalaeff. If you’re more interested in whisky than sheep (or sleep), it should come as no surprise that our bar has something to tickle your taste buds. Its bottles won’t just please your palate: they’re a treat for your eyes, too, with the striking light-fitting above the counter made from 50 whisky decanters. Whenever you hit the hay, you can dine like a king on our lavish breakfast the next day.
Getting to your royal residence in Edinburgh is a breeze – it’s within walking distance of Edinburgh Waverley station and a mere bus ride from Edinburgh Airport. You’re sure to be impressed by the central location of our design hotel, just a few side streets away from the famous Royal Mile. Our affordable hotel is close to all the sights, making it the perfect base from which to explore the city: stride down the Royal Mile, go shopping in Edinburgh’s city centre and dive into local history at the National Museum of Scotland. The Royal Botanic Garden, Princes Street, the Scott Monument and John Knox House are also just a short walk away. There are umpteen pubs, restaurants and cafés near our hotel, too. If you fancy a breath of fresh air but don’t have time to get from Edinburgh to the Highlands, how about climbing up Arthur’s Seat in Holyrood Park? Edinburgh’s very own mountain offers you a stunning view of the city proper, Edinburgh Castle and Calton Hill. Or, you could head to a nearby whisky distillery and get a real taste of Scotland, in the truest sense of the word. So, cheers – or as they say in Scotland, ‘Slàinte mhath!’
