Lovely room, pity it was difficult to get to it in the Cockburn Street section of the hotel with a heavy suitcase.

Central , lovely clean comfortable room and bed , good continental breakfast , very friendly and helpful staff , definitely would recommend.
I am a huge fan of this chain, nice Hotel despite the name. Great brand consistency with a degree of local personalized touches. Good beds and showers. Could us bigger towels and something else to eat in the bar . Toasties are not great.
A large hotel perfectly placed for sights and transport links. Clean and spacious room with private shower room. Staff were professional and polite. Public areas well maintained.
room 458 was very cold, when I asked reception about that they said that it works like this. I had a child with me and it was unpleasant.

If you looking for a central place to explore from - his is the place to stay. Most attractions are within a short working distance. Bar and lounge area could be little bit more personal ( that is just my preference. Rooms are comfortable and clean however we could not get the air conditioner to function. Showerhead was in need of minor maintenance. Overall - a pleasant stay.
This hotel is in a fantastic location to explore all that beautiful Edinburgh has to offer.
Everything was great. The only negative I can mention is that bathroom door slammed closed everytime you walked through it, so it wouldn't stay open at all. Otherwise the stay was great and the lounge area in the evenings and breakfast in the mornings was super.
First time in Edinburgh Royal. Have stayed in Princess Street before and usually Glasgow. This did not disappoint. FABULOUS!!

Very good but not enough space for our staff in the room
Rooms are small but there is everything you need. Check-in was problematic, the front desk agent could not find our reservation. Reservation was already paid, but the hotel double charged us for one room (the next day we received an email of apology from the management). Breakfast was ok but cheap.

Stayed in an upgraded room but no better than a standard room at budget hotel no extras to warrant cost of room or an upgrade, easily rectified with some bottled water speciality teas and toiletries. No light in the area where the large mirror is. The area for breakfast is the bar area with no proper dining tables really just seats and bar tables. Very over priced for what you receive in the hotel. Staff were excellent.
This is our second time staying in Motel 1 at the foot of Waverly Bridge. The hotel is so convenient for old town and Princes St., We booked a room with a view so we over looking the Scott Monument so worth paying a little extra if you like a view. Breakfast was continental and plenty of it. Our room was lovely. The staff are great and very helpful.
Really good first stay at motel one, only issue was the room temperature, air conditioner was not working and when asking a member of staff they said that they don’t use cooler setting until the summer which was a strange response

Motel One never lets you down. Friendly, helpful staff where nothing is too much trouble. Guaranteed clean rooms and extremely comfortable beds with a choice of pillows. I always have a good night’s sleep. On this occasion my friend and I had booked basic rooms, but on our arrival were upgraded which was a much appreciated start to our trip. Being able to leave our luggage until our train is VERY convenient. Thanks once again for a great stay. See you soon!

Such a great place to stay. It does exactly what it says on the tin. Location is brilliant, the room is clean and comfortable (maybe a squish for two) and service really good. Highly recommended.

I had a thoroughly enjoyable stay at the hotel. The reception staff were very friendly and the reception/bar area was smart and clean. The room was very clean and the bed incredibly comfortable. It would have been good to have some alternative milks (oat preferable) and decaff tea bags in the room but that's a minor point. The room was clean and whilst not showy, was immaculate. Breakfast was a little expensive I thought but there was a good selection of food to choose from.. Loved the ability to store luggage free of charge and the location was perfect, right near the station. I would definitely stay again!.
The staff are absolutely lovely and can't do enough for you. My room (711) was lovely and quiet but too cold, despite having the heating on full blast, so that is my only complaint.

What an amazing hotel. It started with the young men in reservation, very polite, nice young man. Our room was great, big, view if the waverly station. Breakfast was delicious and the location of the hotel superb. Taxi station and airport buses right in the bridge in fron of the hotel.I would stay there again anytime.

I really enjoyed my stay in Edinburgh, unfortunately my time in the hotel was much too short given when I arrived and had to leave. But the room was comfy, clean and cosy. The breakfast was tasty and all the staff were so lovely and helpful. The location can also not be beaten, I hope one day I can come back.
