I had a great stay everything was great and easy
Stayed a few times now, always our choice when visiting Edinburgh.
Location, Location, Location! This hotel couldn't be located any more centrally within Edinburgh, easy access to all the attractions and also the train station. Given how central it is, it was amazing how quiet the rooms were, enabling a decent night's rest. The hotel would be even better if it had an onsite kitchen to enable cooked breakfasts and also dinner without having to go out. More fruit at breakfast would have also been good. This is the first time I have stayed here and I will be back!
Great location, friendly staff and overall very good quality. The lovely bar area was definitely a highlight.
Excellent value for money. Only things that lets it down is the lack of hot food apart from toasties and lack of hanging / storage space for clothes. Otherwise very good indeed. Stayed many time and will again. Just as good or better than far more expensive hotels.
Love Motel One hotels. This was the 1st time we've used the Motel One Royal in Edinburgh and we loved it

Kyle, at the front desk, was wonderful!! I also very much enjoyed my room and the breakfast. I would have given a 10 for my stay, but I had a stressful time booking online. Apparently, the dates reset and I was not able to see this on the payment page. Only when the confirmation email came did I see I was booked for the date on which I placed the reservation, rather than the date I reserved. When I book other hotels, they show the dates for which I am booking before I submit payment. This may be helpful to other customers as well.
Easy checkin. Friendly and helpful Staff. It’s an interesting hotel with a maze of pathways to find your room. Something very quaint. Room was very comfortable. Clean and everything functioning. Location is perfect for everything, airport bus, Waverley Station, right in the heart of the city for all attractions and fine dining.
Great location, nice room and I loved the lounge/communal areas. I totally recommend it and will stay agin next time I'm in Edinburgh.

Great central hotel. Lovely comfy bed - room small but very clean with everything you need for a short break - modern and very comfortable - towels could be slightly larger.
A very enjoyable short experience of Motel One in Edinburgh. I had an excellent room looking out at the Scott Monument. It was very smart comfortable, and very quiet. The service at reception and at breakfast was superb. In fact from entering to leaving everyone I saw was smiley, and looking as they were enjoying their work! The choice of food at breakfast was also first class.I would definitely recommend it to my friends.

Friendly efficient check in. Room well kitted out and very clean. Only downside was not being able to get cold air out of the air con so room was a bit warm for my taste.

Disappointed with the room we were given on our arrival as it was extremely small and very cold, on the 7th floor (in the roof space) and had no wardrobe, drawers or hooks for our clothing, just a small sideboard. Thankfully we were moved immediately to another room upon our request. This room was warm, spacious and had plenty of wardrobe space and shelving and was the same cost. Given we've stayed in other Motel Ones, we knew the original room wasn't anywhere near the usual high standards, so maybe you should reconsider allocation of this room, or others in that roof space, as it'll reflect on your brand. Despite this, have no hesitation in recommending the hotel chain though.
Great hotel, in a strategic location (near to train and express bus to airport, but also to all touristic attractions)! Friendly staff and a cozy bar-lounge space in the ground floor. 100% recommended.

Excellent location, right beside Waverley station. Friendly staff and stylish environment. Room comfy and clean. The bar was excellent with lovely views and attentive staff. Only negative was how long a walk it was to use toilets from the bar - down several flights of stairs and along a convoluted route!
Very comfortable as usual. Great selection at breakfast. Public areas cosy at a bitterly cold time of year. However, bathroom sink old and crazed glaze. No or ineffective extractor fan so bathroom steamy after shower.
Evreything was excellent except that the room needed more space to store clothes. Putting in another chair and table would suffice. otherwise excellent stay
This hotel’s location, at the bottom of Cockburn Street, makes it perfect for going around the old and the new parts of Edinburgh. It is a stone’s throw away from the train station, the Airlink Bus to the airport, cab bay, and a short walk to the tram lines and public transport. Just across the Waverley Bridge to Princes Street and all the busy shopping areas. Lovely and cosy lobby/bar area. Very good breakfast. Some accessibility issues with several sections of the corridors containing stairs. If you have accessibility issues please inform at booking time in order for your needs to be accommodated properly.
The hotel was great- close to everything and staff were amazing.

The hotel is perfectly located and very inviting and clean! I’d like bigger towels as they are more like hand towels and a draw maybe for smaller items of clothes.
Beautifully designed hotel, unbeatable location and super friendly staff (who were always kind and went above and beyond).
The room was nice , However there was no ventilation or air flow in the bedroom even with the window open . It was like trying to sleep in a oven. When the room got too much i went down to the reception, so he went to have a look at the air con in our room, but it had broken and could not be fixed .so gave us a fan which help a little . But didn’t sleep
We always stay at this hotel, we come to Edinburgh every year for our anniversary and always book this hotel. 5 years in a row now. We love it, but this time wasn’t the greatest. Our room was terrible, noisy and situated in a really bad area. Footfall coming past all night, really noisy and was difficult to sleep. For the price we paid (which was more than usual) I wasn’t satisfied with where we got put. Other than room location and noise everything else was amazing, staff are excellent and we love the overall vibe of the hotel (hence the reason we stay here every year) Not sure if I would rebook here due to the room situation this year, it’s put us off a lot.
Motel One has been my go to hotel for all me 3 Edinburgh visits. Hotel in an excellent location, right in the limits of old town, and walking distance to Royal Mile and Edinburgh Castle. Really nice staff, clean and comfortable rooms.Breakfast buffet was excellent.
Excellent location, small but comfortable room, loved the fireplace setting on the TV, and very nice and helpful staff who booked early taxis for me. The 24 hour service is great. The water station by the bar was a plus, too. I would definitely stay here again next time I'm in Edinburgh!
Very good location, near to many places of interest within walking distance and near to many shops and eateries. Front desk staff are friendly and helpful, in particular, Louis. He is very professional and helpful when we encountered some hick ups on the first day when we checked in. And he helped resolved the hick ups within minutes. Louis is a valuable asset to the hotel. Hotel is clean and cosy.

Competitively priced, excellent housekeeping service and a lounge bar that must be the envy of much larger more expensive hotels. One recommendation, on my next visit it would be nice to see one or two draught beer pumps in the bar.

I think it is extremely overpriced for what it is. Very basic rooms, with miniature no toiletries. It was very noisy, so noisy we couldn't have the window open but could still hear the noise through the closed window. Good location but I would say that is about it.
If what I describe here below is what you want to offer to your clients, then in that case your hotels do not match with me. If the below is far away from what you want to provide to your clients, then you must change some things. We checked in on the 24th of December, and our room 325 was ready early, so we checked in, we speedy unpacked the luggage and we met our friends who have suggested this hotel. When we came back the afternoon, we have put the heater on and we discovered that the heater was actually a cooler and brought out cold air in Edinburgh on December!!! We called reception, and a lady came to our room to check, and here the story begins, she told us that we have right, and that the heater didn’t work, and we just lost maintenance, who left 5 minutes ago, and they will only come back after Christmas so problem could not be solved at this moment. She told us that they have plenty of portable heaters, I am not surprised, and they could bring us one or even two. Other solution to change room. We discussed it with my partner and decided to use the portable heater because we were extremely tired to change room at this time.The conversation between me and my partner was in our language Greek, while the discussion with the receptionist in English. When she left to bring the portable heater, our internal comment was how a Greek reaction to say that maintenance left 5 minutes ago. At this stage I want to inform you that I had my bachelor in England for 3 years and my master in Scotland for 1 year, so I have a slight experience about how an English or Scottish person would have reacted at similar case. She brought the portable heater, which worked for exactly 25 minutes and then stopped, not for getting cold but forever. When we went for Dinner, we went to the reception to inform that the portable heater didn’t work!!!None was there!!!We had to wait for 5-10 minutes and an other lady arrived and after starting to explain the problem again, then the lady which brought us the portable heater appeared. She told us always in English and by playing Goofy to us, that the heater stops and restarts, and we have to wait for about 10 minutes till it starts again, I am sure you have to be a technician to know this information, that even a child knows!!! Anyway she told us that there is no problem because they have plenty and she will bring another one!What a surprise!!! And then we met our friends and learned that both receptionists were fluently speaking Greek, meaning that the lady who came at our room and intruded our personal space, was monking at us and played dumn. So, during Christmas day the same team of ladies was at the reception, everytime they were seeing us getting in the hotel, they just disappeared!!!!Unbelievable, unprofessional behaviour!!!! Most of the time they were both missing from reception and were at the bar. On the 27th of December late afternoon, we went to the reception to ask if maintenance checked the heater.And from the discussion we understood that none checked the heater, and the heater certainly didn’t work before our check in, not a surprise that the room was available when we arrived! So the solution was the same, a second heater or change of room was the note on hotel’s system for 325! And they checked in people coming from a country with 20 degrees at this room,not smart at all!!! My problem is not only the heater and the lies, neither I wanted any contact with Greek people, my problem was not the music we had to hear late at the evening, we used earplugs, my problem is that this is not a professional behaviour. It is completely unacceptable and it would have ruined our Christmas if we haven’t met all these Scottish and foreign people working at the restaurants, shops, tour operators, tearooms and museums, who were polite,professional and respectful. If the above experience is satisfactory for you then no hard feelings…we just don’t have the same viewpoint about hotels and hospitality.
Place was clean and charming decor. Unfortunately our room was at the far end of the second building. The path until there with suitcases is terrible. Bed was hard and rather uncomfortable. I‘m used to better stays at a MotelOne when i was in Germany several times.
Excellent Hotel, I would ask for the following SPA facilites and Restaurant for the evening and also the TV menus are very slow and doesnt include freeview channels only 10 English
