Such welcoming staff at arrival, flawless from start to finish
Lovely clean cosy room in a brilliantly located hotel. Excellent value for money. On a cold Edinburgh day, the friendly warm welcome from your reception team was much appreciated. Thank you for the early 2pm check in and room upgrade.
One feature that for me characterizes Motel One is that wherever you go, you know exactly what to expect when you arrive: a very neat, clean and well maintained hotel with a welcoming design and great customer service. Unfortunately in this hotel the brand experience does not meet expectations: the hotel is outdated and needs urgent repairments. The lounge/breakfast area seems like abandoned with much free space without a reason and tables not really comfortable to have breakfast. The elevator was not clean when we arrived.
Lovely hotel, in a perfect location across from the train station. I arrived at 10.45am hoping to leave my bag but Hayley in reception managed to check me in early. She was very friendly and accommodating. Room was a little hot but everything else was perfect. All the staff were super friendly and helpful. Thank you.
We've previously stayed at Motel One, Edinburgh. Excellent location, perfectly adequate and clean rooms. Friendly and efficient check in/out process.
Hotel was generally good. Nice decor throughout. We were allocated a disabled persons room even though we are both able bodied. Nice large wet room but low basin and high toilet for us. The room was very hot on arrival and the temperature control did not seem to work properly. We kept turning it down and opening the window to reduce the temperature. Whilst the bed was very comfortable, the pillows weren’t to our liking.
Had a great stay in a lovely room. Hotel very central for shops, trains and all tourist attractions. Staff were all very helpful
Great location!! Very clean. Room rather hot and didn't seem any way to cool it down - window only opened a little. Would be nicer to have proper cups in the room rather than paper ones - although we did get these from the bar.
Great location, reasonable price for Edinburgh. Room clean and spacious. No bedside table as such for glass of water, book, glasses etc. paper cups not great why no actual glass cup? Very nice bar area to sit in and prices of cocktails similar to that of a pub. Friendly staff.
I have used Motel One on several occasions in different countries and for a low budget hotel I certainly think it is value for money. The staff are friendly, the rooms and bathrooms are clean breakfast is adequate and location is second to none —- always near train and/ or bus stations. I have taken off one point as I felt the room I was in recently was a bit ‘drab’ — a little more colour would be nice . I will however continue to use Motel One if there is one wherever I go.
my only concern is the ability for the public to gain entry to the floors via the lift, anyone can enter the building and gain access to the floors / rooms without scanning a keycard, this is believe is a major security/ safety issue that need addressing.
Great location, good for a quick trip in the city.
Comfy bed the best bit. Pokey bathroom, yet loads of useless space in bedroom area. Nowhere comfortable to sit. Hated the paper cups. Couldn't get shower hot enough. Good position close to central station.
Exellent location, nice bar and athmosphere😃
Very convenient, friendly staff, large room space and very clean
Great locations and great value
Love staying here right in center
Always an excellent stay. Clean, quiet and comfortble
Conveniently located for both Waverley Station and the bus station. Within easy walking of shops, cafes pubs and restaurants. Friendly staff and a clean environment with an airy lounge bar make for a pleasant stay. Competitively priced rooms, minimally furnished, but comfortable.
Our usual port of call when staying in Edinburgh. No problems with hotel, clean, comfortable with lovely staff. Get a room overlooking Princes Street if booking. For my wife and me the hotel location is super handy, five minutes from the bus station and one minute from the superb Cafe Royal!
This was a lovely hotel immediately opposite the station. Staff were very welcoming and helpful. The room was extremely well presented, warm and comfortable. Continental breakfast was plentiful and tasty. I would thoroughly recommend.
Fantastic reception staff and amazingly comfortable room.
I always stay here when I visit a sick relative in Edinburgh and it never disappoints. Staff are friendly, helpful and professional. The rooms are clean and practical.
Had a terrible night sleep really loud buzzing noise from 4:30 till 6:30 every morning we was in room 402 it ruined our weekend away being tired every day from broken sleep
Stayed in this hotel about 4 times this visit was a little disappointing Xmas gift from daughter always pays extra for Princess St veiw but was given 3rd floor with wide ledge outside window and could only see rooftops, there was a noise outside our window first night 17/1/25 sounded like a generator....had to close window but still could hear it ,kept us awake most of the night Saturday was better as we kept window closed, will return as hotel perfectly situated but will definitely not take a room above second floor
Excellent value for money. Clean and tidy and adequately furnished room. Good central location and friendly, helpful staff. Our only issue was the room was way too hot despite the heating being off and leaving a window open.
Motel one is the hotel chain I try to choose every time I need a hotel room. I am very satisfied with the overall experience, staff, location etc. However, this time the hotel room (Motel One Princes, Edingburgh) was not as clean as Motel One rooms usually are. My primary requirement for a hotel is clean rooms. However it was nothing awful just a note that maybe next time we visit this hotel, the rooms would be as clean as in your other hotels.
excellent stay , fantastic location for central Edinburgh. Well appointed room spotlessly clean. Friendly staff.
Great stay, staff helpful and pleasant.
Excellent staff, location was great. Only negative point was the noice from the street, you need to improve the windows quality so you cannot hear the rubbish ben early in the morning, or people creaming at night.
Very central. Friendly staff and had a lovely stay. Will definitely return.
We had a really good and comfortable stay. The staff were friendly and helpful. The location for us could not have been better.
The staff couldn't have been nicer and it was a great stay because of it. I had extra help making sure I could get a safe, gluten-free breakfast, and everyone was very personable and pleasant. I was actually in town for a funeral, and the staff made all the difference in making it an easy stay without even knowing it. The room was modern, clean, and comfortable. The only improvement would have been a small fridge to store food/drink in, but apart from that, it was perfect.
Pleasantly surprised with this hotel; excellent location next to Waverly station. Staff were very welcoming and explained everything thoroughly. We did not dine at the hotel so feel it is unfair to comment.
Lovely bedroom and bathroom
Hotel was fantastic! Staff were really friendly and rooms were lovely. Only downsides to the hotel was the room tv was not a smart tv therefore couldn’t cast anything from my phone to the tv, asked staff and they advised you need to bring your own firestick etc. Other than this couldn’t say anything was bad about this hotel and would 100% recommend right across from the train station and next to St James Centre couldn’t have been at a better location.
Location fantastic, rooms are extremely clean and comfortable, staff fantastic, housekeeping great no problems or issues whatsoever.
Excellent service and value. Very helpful staff.
Great location. Clean rooms. Zero complaints
It's been a while since I've stayed at a Motel One (I used to stay weekly in the Newcastle Motel One). Edinburgh Princes St was just as good and I was very happy with my stay. When I returned home and realised I'd left my phone charger behind in the room, Pascalle Breum in the Reservations team at the hotel went the extra mile to ensure it was returned to me swiftly, with a lovely note which made me smile. Thank you.
Princess Street location is excellent and the staff are friendly and helpful. Rooms ate comfortable but could probably be done with a bedside shelf or table to place a book, water etc.
The motel is in the perfect location and very convenient. The staff were superb! The only criticism is despite the fan working it did not extract as well in the bathroom. I would like to drink coffee out of a cup instead of plastic and I found the drinks a little expensive in the bar but all in all our stay was pleasant. We did not get twin beds but the king size worked out fine with 2 separate duvets.
The location was perfect. Staff and rooms were excellent. We enjoyed our stay.
Upgraded to Princes Street view which was great. Good size room. Staff great. Great location. Breakfast extra and only continental which was disappointing. Went elsewhere for a cheaper cooked breakfast.
The location is ideal and the staff are very friendly. We also had a great view from our room, we will definitely be staying there again😁
The bedding was well used. pillow cases were huge in comparison to pillow. Not really the wow factor as linen well washed out. The breakfast was the nest. check in good, helpful.
The Motel One team at Princes St are always fantastic and this occasion was another example of great service and a welcoming atmosphere.
Amazing location. Facilities all clean. Room very basic. Good price. Reception staff brilliant and friendly.
I always stay at the Princes St Motel One when in Edinburgh. We had a lovely stay, as always. The bed was very comfortable, as were the pillows. I find the rooms very warm at night, and prefer a little cooler, but it wasn't an issue as I had my handheld rechargeable fan with me based on previous stays. Absolutely loved our room, room 230. Staff were wonderful and so helpful that we had contact with. Overall just another positive stay as always. Thank you!
Clean and comfortable. A bit basic and the room layout was a little dysfunctional but overall it worked for our short stay.

Road trip Edinburgh-Glasgow
Just three good reasons to visit Scottland: discover history, taste whisky, breathe sea air!
At home with Scotland’s sovereigns
Being the capital of Scotland, Edinburgh naturally has a long history with royal personages. In our Motel One Edinburgh-Princes we’ve cannily picked up on Scotland's royalty-related motifs, welcoming visitors with illustrious design combining antique candelabras and opulent velvet sofas. From the booths of the second-floor bar, there are majestic views onto the famed Princes Street and Edinburgh's history, while in our One Lounge, you can start the day in imperious fashion with a healthy breakfast, and relax later on in the company of royal portraits.
And the area around this Design Hotel at Waverley Station is well worth exploring, with the National Gallery of Scotland, Carlton Hill and Edinburgh Castle just a short stroll away. If you’re travelling on business, our design hotel is just as handy for Edinburgh International Conference Centre and the airport.
